How it works

One list of valid plates. Everyone works from it.

Your team sets the rules. Residents and guests add their plates from their phones. Your enforcement partner checks plates against the same list, and your gate can read it too.

Step by step

From signing to a full month of reports.

  1. We walk your garage with your team, set your rules and prices, and import your residents and vehicles. Then we invite your enforcement partner.

    • Garage walk with your team
    • Residents, vehicles and active permits imported from a CSV file
    • Your enforcement partner invited to plate lookup
  2. Residents get an email invite in English or Spanish, add their plate on their phone, and their plate becomes their permit.

    • $2 a month or less per vehicle, set by you
    • Plate swaps at no charge
    • Your team sees who hasn’t registered yet
  3. Guests scan the QR sign or open their host’s link, enter their plate and see the total before they pay. Free hours from the host come first.

    • No account and nothing to print
    • Your free hours, rate and limits applied
    • Paid guest hours become revenue for your property
  4. Your enforcement partner looks up plates in the lot and sees whether each one has a valid permit or pass right now.

    • Valid, not valid or a close match
    • A warning when two plates look almost the same
    • Towing decisions stay with your property and its partner
  5. Optional add-on

If your garage has a gate, registered plates and valid guest passes can open it. Ask us about your gate equipment.

    • Works from the same list of valid plates
    • Plates without a permit or pass stay out
    • Depends on your equipment
  6. Residents and guests pay by card. You see gross guest revenue, paid visits, registrations and plate lookups for each month.

    • Gross guest revenue by week and month
    • Registration progress across units
    • One report for the whole property

Rules you can set

Your parking policy, written once.

Set these per property. Residents and guests see the rules that apply to them before they confirm, and your partner sees the result when they look up a plate.

Questions about the flow

How long does setup take?

It depends on your garage, your rules and how you share resident data. We plan the steps with you on the garage walk.

Can we keep our towing company?

Yes. Invite them to Laneo and they get plate lookup. Towing decisions stay with your property and its licensed partner.

What happens to the permits residents already have?

We import active permits, so residents don’t have to start over on launch day.

What if some residents haven’t registered by go-live?

Your team sees who hasn’t registered yet, so you can follow up before enforcement starts.

Do residents or guests need to download an app?

No. Laneo works in the phone’s browser, in English and Spanish.

We set up a demo property with your spaces, rules and rates, then walk through it from setup to the first monthly report.
